Licensing Procedures Step-by-Step Guide

Applicants not licensed as a real estate salesperson in any state

  1. Take DC's 60-hour pre-licensing course. Go to the DC Real Estate Board website to get a list of approved pre-licensing schools.
  2. Call Promissor at (800) 274-2602 to schedule a DC licensing law exam.

Applicants not licensed as brokers in any state

  1. You must be licensed for two consecutive years as a DC Salesperson prior to applying for DC Broker licensure.
  2. Take a 135-hour DC Real Estate Board-approved broker pre-licensing course.
  3. Call Promissor on 1(888) 204-6192 to get a DC real estate statute to study for the exam.
  4. Call Promissor on 1(800) 274-2602 to schedule the DC licensing law exam.

Note: All applicants for licensure through reciprocity or waiver must take a (DC) Fair Housing course.

Applicants previously licensed in the District of Columbia

  1. If the candidate applies within five (5) years of license expiration, he/she need only reapply (no pre-licensing courses or examination are needed).
  2. If the candidate applies after five years of license expiration, he/she must apply as if for an initial license.

      Property managers

      1. There are no pre-licensing requirements for property managers. Just take the DC Property Manager's exam to get licensure
      2. Call Promissor at (888) 204-6192 to get the DC Property Manager Study Guide.

      Salespersons licensed in Maryland (1996-present) or Virginia (anytime) Brokers licensed in Maryland or Virginia

      1. Take the three-hour (DC) Fair Housing course (this is a course approved by the DC Board - visit website for approved continuing education schools).
      2. Get an Original Letter of Certification (letter of licensure) from your Board (get one original from each licensing jurisdiction if you are licensed in both Virginia and Maryland). Pocket cards not accepted
      3. Call Promissor at (888) 204-6192 to get the DC real estate statute to study for the exam.
      4. Call Promissor at (800) 274-2602 to schedule the DC licensing law exam.
      5. Take the Original Letter of Licensure(s) and the Fair Housing certificate of completion to exam site for entrance, along with Promissor's exam fee ($61), and other required documents. Promissor will send you a confirmation sheet that states all documents that are required for entrance.
      6. Once you pass the exam, follow directions on the application you get from the exam site.

      Salespersons licensed in Maryland (before 1996)
      Salespersons and brokers licensed in any state other than Maryland or Virginia

      1. Submit a waiver application with all supporting documents to the Board. Visit the Board's website to download the waiver application, or call Promissor to request one at (888) 204-6192.
      2. The Board will review the complete waiver applications and send a Waiver Authorization letter to qualified applicants. The Waiver Authorization letter will state how to further proceed to get a DC Real Estate license. You may be required to take some CEs, but all applicants must take a DC Fair Housing course. The exam cannot be taken prior to Board approval for waiver applicants.
